Jay Minnick is Owner and CEO of Triago Ventures, Inc, a Salt Lake City-based, full-service building and development company.  Jay is also Owner and CEO of the property management company, Triago Properties, LLC, providing quality housing for thousands of Utahans.  Jay’s development experience comprises 22 communities with more than 4,900 units across the Wasatch Front.

In his role as owner and President of Triago Ventures and Triago Properties, Jay is responsible for overseeing the financing, development, construction, lease-up, and long-term management of all Triago projects.  Jay is charged with ensuring that projects are built within the budget, on time and with high quality workmanship.  He is responsible for delivering the general contractors fee, developer fee and long-term cash flow for Triago.  Jay is also responsible for the financing of projects including the following:

Foxboro Terrace, 180-unit, valued at $10.6 million affordable rate HUD 221 (d)4 with the tax credit enhancement apartment community in North Salt Lake, Utah; Parkgate, an 80-unit, valued at $4.1 million affordable rate HUD 221 (d)4 with the tax credit enhancement apartment community in Murray, Utah; Monarch Meadows, a 248-unit, valued $14.8 million conventional rate apartment community HUD 221 (d)(4) in Riverton, Utah; Towne Gate, a 288-unit, valued at $29.3 million affordable rate direct placement with the tax credit enhancement in Salt Lake City, Utah; Foxboro Terrace II, a 60-unit, valued at $4 million, HUD 221 (d)(4) Market Rate in North Salt Lake, Utah; and The Pointe @ 4800 (Frontgate), a 128-unit (sold for $17.2 million in 2018) affordable rate direct placement with the tax credit enhancement in Murray, Utah. Farmgate, a 496 –unit, conventional rate apartment community HUD 221 (d)(4) in Herriman, Utah,  the project was sold for $68 million; Timbergate, a 288-unit (project sold for $45 million in 2019) affordable rate with a tax credit enhancement, in Herriman, Utah; Egate, a 304 unit (property sold for $40.2 million in 2018) conventional rate apartment community in West Valley City, Utah.  Jay had ownership in Farmgate, Frontgate, Timbergate and Egate prior to the sale of those projects.

In 2013, as owner and developer, Jay was part of completing Fireclay Phase I in Murray, Utah, a 400- unit, $70 million conventional rate apartment community. Fireclay Phase II in Murray, Utah, a 268-unit $41 million affordable rate with a tax credit enhancement community; and Rosegate in Sandy, Utah, a 159-unit, valued at $26 million, active adult 55 and older conventional market rate apartment community.  Recently, Jay was instrumental in the completion of Rosegate in Draper, Utah, a 277-unit, valued at $56 million active adult 55 and older conventional market rate apartment community; Cobblegate in Sandy, Utah, a 416-unit, luxury market rate apartment community, the project was sold for $95 million; and Sagegate in West Valley, Utah, a 278-unit, apartment and townhome community sold for $55 million.  Fireclay Phase I, Rosegate Sandy, and Rosegate Draper sold at top value in the market as well.  Jay still holds an ownership interest in Fireclay Phase II.  In July 2018, Jay oversaw the acquisition of a 288-market rate, multi-family project in San Antonio, TX handled by Triago Holdings, LLC. He has an ownership interest in this project and is overseeing the implementation of the business plan for the property.

In his role of Owner and President of Triago, Jay oversees business operations, finance and accounting, innovation and technology, operational quality, marketing and leasing strategy, as well as training and career development.  Jay enjoys the day -to-day challenge of expanding and enhancing systems and process, as well as motivating and energizing the staff in an ever-changing environment.  He has managed over 400 employees in his career.

Jay has over 25 years of experience in the multi-family apartment industry with extensive experience in multi-family, property management.  He was previously Vice President at Salt Lake City-based Lend Lease Residential Management (formerly Boston Financial and, prior to that, Prowswood Management).  In this position, he was responsible for overseeing the management of 35 properties, 180 employees, and 5,000 units across the United States.  Jay has an extensive background in producing successful results in all varying market conditions and overseeing both conventional and tax credit properties. He formed a tax credit compliance team, which received many awards for its internal and external tax credit audits. Additionally, Jay has developed extensive expertise in rehabilitation of apartments.  As a member of the team for all Lend Lease acquisition rehabs, he was responsible for determining the rehab/capital improvement budgets, facilitating the individual efforts of all those involved in the renovation, and ensuring that renovations were completed on time and within budget.

In addition to his professional achievements, Jay is active in the community and within his industry.  From 2002 to 2003, he served as Chair and President of the Board of Directors for the Utah Apartment Association (UAA), which represents over 1,500 owners/manager totaling more than 60,000 rental units and 165 product/service providers and related professional within the apartment industry.  In 2005, he served as past chair of the UAA.  He is a member of the National Apartment Association and the Institute of Real Estate Management.

Finally, Jay graduated from the University of Utah with a bachelor’s degree in speech communications and earned a master’s in organizational management from the University of Phoenix. He and his wife Tami, are the parent to three children.
